What kind of contract and conditions will I have as owner with Rooms4u?

A rental agreement between the owner and Rooms4u will be established (Monthly rent plus VAT).
Besides, you will have the advantage of receiving a fixed rent, insured against the tenant’s default risk, punctual payments and the peace of mind of a fully managed property service.

How is well-being controlled with the neighborhood?

We incorporate a noise detector on each flat to ensure order. In case of a problem, we take care of solving it.

Who is paying for the receipts and expenses of the apartment derived from the tenant’s activity?

Rooms4u deals with the common expenses derived from the common living expenses related with home supplies such as electricity, wáter and gas or internet.

How long does the average tenant stay?

The minimum stay is set by contract at 2 months. Nevertheless, the average tenant stayed 9 months due to higher obligations such as coursing a Master’s degree or working within the area.

What type of contract does Rooms4u establish with each tenant?

A Seasonal contract between 2 and 11 months within the civil code (not LAU). This kind of contract allow us to solve problems in a faster and more efficient way in the case of having any breach of the contract or default coming from the tenants.

What happens if a tenant stops paying rent?
